The living room is bright, spacious and beautifully decorated with designer seating and art objects. We love all the beautifull large photo prints.

The modern and luxury kitchen is situated at the back of the living room overlooking the living room towards the terrace and swimming pool. The living room and kitchen are both air-conditioned. There is a 2nd living room with LCD TV is located on the 1st floor. Wifi is fibre optic so it can't get any better in the South of France.

There are 4 luxurious and spacious bedrooms and 4 modern en-suite bathrooms. There are 3 bedrooms on the 1st floor and 1 bedroom on the ground floor, level living room.

All 4 bedrooms offer the same high quality. Bedroom 1 is a spacious bedroom (50 m2) with a double box spring bed (180x200) and a luxurious design en-suite bathroom (spacious rain shower, freestanding bathtub and separate W.C.). Patio doors to the terrace allow you to step in the morning al fresco under the outdoor shower or dive into the pool. 

Bedrooms 2,3 and 4 also have luxury boxsprings, size double (180x200). These 3 bedrooms also have a luxury en-suite bathroom (rain shower, designer washbasins and a separate W.C.). Bedrooms 2 and 3 have access to a private balcony at the front of the villa overlooking the pool and the green unspoiled Provençal hills in the distance. 

The atmosphere on the terrace with its sleek white stucco walls reminded us strongly of the poolside glamour and Cap du Eden Roc photos by American photographer Slim Aarons.

Comfortable sunloungers align a bright light blue pool right in front of the villa. A beautiful oval design swimmingpool (about 9 x 4 m) 

There are 3 spacious terraces and bedrooms 2 and 3 offer a private balcony on the 1st floor. 

The property is very quietly located in a cul-de-sac in residential villa area. You have a completely unobstructed view from the terrace and swimming pool and living to the green undeveloped hills of Biot.  

Juan les Pins with its beautiful beaches is 20 minutes away. The beautiful beaches of Cannes can also be reached within 20 minutes. 

You can play golf practically all year round thanks to the pleasant climate. There are 6 attractive 18-hole golf courses a short distance from the villa.

Cannes, famous for its film festival, is 25 km from the villa. Besides the beautiful and impressive Croisette, you will find exclusive beach clubs and shopping areas.

Nice with its beautiful old town can be reached in 30 minutes. Nice is a friendly and very beautiful city with cosy markets, restaurants and historical buildings.

Very nice of course is also the wide range of beautiful museums in the region such as Fondation Maeght, Matisse, Leger and Picasso.
